Professional Property Inspections



WHY INSIST on a CREIA (California Real Estate Inspection Association) Inspector?

1. While all of our neighboring States require licensing of property inspectors, California does NOT have any provision for licensing property inspectors, also called home inspectors.

2. Therefore, the only way that you as the client can be assured of an inspection that meets the requirements for a property inspection that are listed in the California Business and Professional Code [§ 7195-7199] is to hire an inspector who is a member of the California Real Estate Inspection Association [CREIA] or an ASHI member. The American Society of Home Inspectors [ASHI] is a national organization, with membership also in California. Both Organizations have similar Standards of Practice and Code of Ethics for each inspector member.

3. As an important point of information, the California Business and Professional Code, § 7195-7199, was modeled after the CREIA Standards of Practice.

4. To become a CREIA or an ASHI member, the candidate inspector must pass a stringent examination designed to test their knowledge of the essentials in each of the home's systems.

5. CREIA Certified Inspectors are also required to have 30 hours of continuing education each year, prior to their membership renewal date. This continuing education is a critical part of an inspector staying abreast of changes in building technology, as well as health and safety issues.

6. Further, the CREIA or ASHI Certified Inspector is required to maintain strict adherence to a Code of Ethics, and is held accountable if they deviate from that ethical standard.
